When international buyers think about moving to Lisbon, their property search traditionally starts with Lisbon itself, Cascais or perhaps Estoril.
But increasingly, buyers and renters are looking in another direction — south of the River Tagus.
Cross the 25 de Abril Bridge and within a relatively short drive of central Lisbon you can find championship golf, kilometres of Atlantic beaches, pine forests, waterfront towns, detached villas with substantial gardens and a completely different pace of life.
Areas including Costa da Caparica, Aroeira, Charneca da Caparica, Seixal, Sesimbra and Setúbal are attracting increasing attention from Portuguese and international clients alike.
And having lived and worked around this part of Portugal ourselves, we understand why.
1. Why Are More People Looking South of Lisbon?
The attraction is actually quite simple: you don’t necessarily have to choose between Lisbon and lifestyle.
Living south of the river allows many residents to remain connected to the capital for work, business, schools, restaurants and Lisbon Airport while returning home to somewhere that can feel completely removed from city life.
Depending on your exact location and traffic, central Lisbon can often be reached in approximately 20–45 minutes from many of these areas.
What do you get in return?
More space, beaches, golf, nature, larger properties and, in many cases, considerably more property for your budget than in Lisbon’s established prime neighbourhoods.
For overseas buyers in particular, that proposition is becoming increasingly difficult to ignore.
2. Costa da Caparica – Beach Living on Lisbon’s Doorstep
Few European capitals have a coastline like this so close to the city.
Costa da Caparica offers miles of Atlantic beaches alongside surfing, beach restaurants, cafés and an increasingly international community.
For someone who wants to work in Lisbon but spend mornings surfing or evenings walking along the beach, the lifestyle proposition is exceptional.
It is also an interesting market for landlords. Demand can come from several directions: local residents, international tenants, summer visitors, surfers, relocating professionals and people who simply want coastal living without moving several hours away from Lisbon.
Continue south from central Costa da Caparica and the coastline becomes increasingly spacious, with areas around Praia da Morena and Fonte da Telha offering a noticeably different atmosphere again.
3. Aroeira – Golf, Villas, Beaches & Space
Aroeira is an area we are particularly excited about at Springvale Estates.
Surrounded by pine trees and centred around the PGA Aroeira Lisboa golf resort, the area offers something that can be surprisingly difficult to find this close to a European capital: substantial detached villas, gardens, swimming pools, golf and beautiful beaches within minutes of each other.
Fonte da Telha is just down the road, while Lisbon remains accessible across the bridge.
For families and international buyers looking for privacy and space, Aroeira can offer a compelling alternative to both central Lisbon and Cascais.
It also has a genuine year-round community. This isn’t simply somewhere that closes when summer ends.
That distinction matters for both buyers and landlords.
4. Charneca da Caparica – One to Watch
Sitting between Aroeira and Costa da Caparica, Charneca da Caparica deserves far more attention than it often receives from overseas buyers.
It provides easy access to beaches and Lisbon while offering a large residential market ranging from apartments and traditional houses to substantial modern villas.
For families who don’t necessarily require a golf-resort address but still want the south-Lisbon lifestyle, it can represent excellent value.
It is exactly the type of location where good local knowledge becomes important because property, street and micro-location can make a significant difference.
5. Seixal – Waterfront Living With Lisbon Across the River
Seixal offers a completely different proposition.
Rather than the Atlantic lifestyle of Caparica and Aroeira, its appeal comes from its relationship with the River Tagus.
Waterfront regeneration, ferry connections to Lisbon and continued residential development have transformed perceptions of the area.
You can quite literally live on one side of the Tagus and commute across the water into Lisbon.
For professionals and investors, that creates an interesting combination of connectivity and relative value.
As international awareness of Greater Lisbon expands beyond the traditional neighbourhoods, Seixal is increasingly finding its way onto buyers’ shortlists.
6. Sesimbra – When Lifestyle Takes Priority
Travel a little further south and you reach Sesimbra, where the landscape changes dramatically.
The town sits between the Atlantic Ocean and the Serra da Arrábida, offering beaches, dramatic scenery, seafood restaurants, boating and a genuine Portuguese coastal-town atmosphere.
Sesimbra appeals particularly to buyers who still want access to Lisbon but don’t need to commute into the city every morning.
For remote workers, retirees, second-home buyers and lifestyle-led purchasers, that trade-off can make enormous sense.
Property with terraces, sea views or walking access to the beach naturally attracts particularly strong interest.
7. Setúbal & Arrábida – City Convenience Surrounded by Nature
Continue south and you reach Setúbal and one of my favourite parts of this entire region: Serra da Arrábida.
Setúbal is a proper working Portuguese city with restaurants, shops, schools, hospitals, a marina and excellent connections.
Yet immediately beside it sits Arrábida Natural Park and some extraordinary beaches, including Portinho da Arrábida and Galapinhos.
Across the water is Tróia, while Comporta lies further south.
For buyers who want authenticity rather than a purpose-built resort, Setúbal can offer an extremely attractive balance of property, lifestyle and value.
8. Why This Market Is Interesting for Property Owners Too
The growth in interest south of Lisbon isn’t only relevant to buyers.
It creates an opportunity for existing landlords and property owners.
